The Corporate Office Park at Dulles Town Center

45745 Nokes Boulevard is a 95,000 sq. ft. one story building which was designed with a slightly higher emphasis for office tenants. This difference is apparent in the narrower depth of the building which averages 70' to 124' in depth, in the greater amount of perimeter glass, wrapping fully around the sides and partially along the rear facade, and in the use of landscaped islands to break up the truck court.

The site is screened at the perimeter with mature wooded areas to be saved and the building will have significant exposure along Nokes Boulevard. The facade is distinguished through the use of the rusticated precast stone base with masonry columns. The main entrance is accentuated with reflective solex glass curtainwall with taupe colored mullions.

Power to the building sized to accommodate a full office build-out and parking is provided at 4 per 1,000 sq. ft., with additional parking available in the loading areas. The structural bays are approximately 40' x 40' with the structure at 16'-18' clear above the finished floor. Floor loading will accommodate 250 lbs./sq. ft. and drive-in truck doors sized at 10' wide and 12' high will be provided.
